What Platforms should you use?

  • Choosing your platforms can seem overwhelming with so many options. 
  • Instagram and Facebook are what we have found to be the most effective platforms for Real Estate Agents, especially when just starting out with social media.
  • They require little time and provide easy access to people who already know, like, and trust you!

INSTAGRAM

1. Download the app
Go to your app store and download the Instagram app.

2. Create a business account (optional) It is recommended that you transform your account to an Instagram business account. This means you will have access to the insights "data" behind what is performing well on your account.

3. Create your profile / transform your profile
Either start from scratch or revisit your account. Enter in a professional username, headshot, and bio stating a little about you and your business.

4. Connect with People!
Search to see who is on Instagram and spend some time following people you know, and people that inspire you!

5. Get started creating content
You can post all kinds of things on Instagram. You can start by including some posts about yourself and your business.
- Post photos, quotes, reviews, and more.
- Videos for up to 1 minute.
- To get as many eyes on your account as possible, it is recommended that you have a public business account.
- Use (15-20) hashtags on each post.
Post as frequently as you can. Ask yourself, what is realistic for you?
- If someone else is in your posts, be sure to tag them! You can also add them as a collaborator ( this will share the post to both account's feeds)
- You can schedule posts through Meta Business Suite.
- Best way to get eyes on your account.
- Use reels to make short videos. Could be educational, comedy, relatable, or informative.
- They have an easy-to-use video editor on their platform for you to use for FREE!
- 3-5 Hashtags relating to the content
- The hook is the first 3-5 seconds of every Reel. Below is some of the top "hooks" you can use to create video

Things to Avoid

It's important all the information you are putting out there is up to date and correct. Videos can go viral in seconds and that one thing you said could be used against you. If you ever question a topic, seek out advice from senior agents or leadership!
As a brand, we need to present ourselves in a professional manner. Do not post anything that paints TNG in a negative light. This includes directly tagging us in inappropriate material, but also creating unprofessional material in our office or at TNG events.
Don't post anything that could be perceived as offensive, inflammatory, or discriminatory. This includes profanity, racism, sexism, or any other form of prejudice. Steer clear of controversial topics like politics and religion when posting on behalf of your company; keep it focused on business matters instead so that you don't offend potential customers or partners who might not share the same views as you do on these topics.
Avoid engaging in heated debates or arguments; it is best to remain professional in all interactions on social media sites and forums instead of engaging in unprofessional exchanges that can tarnish the image of your brand online.
Don’t post content that doesn’t comply with copyright laws and intellectual property rights protection laws such as trademarks and patents. Do not use images/videos without permission from the original creator/owner; this violates copyright laws which could result in expensive penalties for your brand if discovered by the legal authorities. When you go out to listings and take videos, remember to get permission from the seller/listing agent before posting. This also goes the same when you take closing photos, be sure to ask if it's okay if we post it. Remember, some people may not want their home or their photo online.

Tips for Success

You want to see what other people in the industry are posting, and what is doing well. Take inspiration from these and create your own. We have provided a list of Instagram accounts to follow in the Instagram section!
Always add the location, tagged people, and 3-5 hashtags to your posts.
Review your insights (data from your social media). Find out what is performing well and what isn't. More of this is covered in the Meta Business Suite Section.
Comment back to people, like other posts, and interact with others as much as you can. This all gives Instagram a good score for your account (meaning they will show your posts more)
Get yourself on a schedule and stick to it. Set a weekly goal that is REALISTIC for you. Set goals that are achievable for you.

The 4 E’s for Creating Kick-Ass Social Media Content

Educate

Focus on providing valuable information to your clients that helps them understand what you offer, why they need you and what problem you are solving for them.

Empower

Make your audience feel empowered. There are a couple of ways you can do this. One is to provide simple tips and tricks that help your audience.

Entertain

There is a place and time for seriousness, but make sure you don’t forget about the fun.

Engage

Of all the 4 E’s, ENGAGE is the most important. Create content that requires your audience to give you feedback, leave comments and express their opinions. 

Content Creation Ideas

The topics that your audience wants to know about. Plus if you learn how to do this, you’ll never run out of content. Think about the ‘hot topics’ your audience is always wanting to know. Examples might include:

When is the best time to sell my home?
How can I add value to my home?
What is the market doing right now?
Should I buy first or sell first?

Re-share TNG content
People love stories. They don’t love bragging. Rather than talking about how fantastic you are, take a photo with your client outside the sold sign, and tell a story about the transformation of their situation. Here’s an example:

 Name - What is the name of the client? 
Before - Where were they before they started the process?
Goal - What end result did they want to achieve?
Obstacles - What obstacles did they run into?
Help - Why did they come to you?
Turnaround - What did you do? (Add real value here).

Result - What was the end result? How did it impact their life
Take a photo of a cool feature in a home, or highlight a home. Live videos and walk-throughs of listings and walkthroughs. (With your client’s permission)  You can also take a photo working at the office.
